Newlands Estate: A New Community in the Heart of the Lake District

We are delighted to announce a significant step forward in our commitment to building quality homes in carefully selected locations for modern living.

We have recently submitted a planning application to the Lake District National Park Planning Department for an exciting new project at Braithwaite near Keswick for a development that will define modern living amidst the breath-taking beauty of the Lake District.

Nestled seamlessly into the picturesque countryside, our proposal envisions fifteen energy efficient homes inspired by the natural evolution of a farmstead. This unique setting harmoniously blends with the stunning landscape, offering a truly special living experience.

The site will feature a thoughtful mix of two-bedroom bungalows, three- and four-bedroom houses, and a stunning five-bedroom house. Each home will be meticulously crafted, boasting spacious rooms, modern amenities, and breath taking views of the Lake District.

A percentage of these homes will be available at discounted sale prices, and the entire site will be designated for local occupancy. This ensures that the homes are exclusively available to individuals with a strong local connection, preventing them from standing vacant or being used as second homes or holiday retreats.

We are dedicated to collaboration, working alongside skilled local individuals and sourcing materials from local suppliers. By supporting Cumbrian business, we aim to strengthen the local economy, creating a development that is not just about building homes but nurturing a sense of community.

This visionary planning application was headed by our dedicated team at Willan Living. Jonathan Willan, our Managing Director, and Joshua Jackson, Project Manager, played instrumental roles in shaping this project from conception to application. Working in tandem with our skilled Planning Consultant, Graham Hale, from Tetra Tech, we navigated the intricacies of the planning process.

Local architects from Ashwood Design, under the leadership of Joseph Connelly, lent their creative expertise to the project. Joseph, alongside his talented team including Holly Hodgson, brought a local touch to the design, ensuring that our development seamlessly integrates with the charm of the Lake District.

The planning application was submitted in January, and we are optimistic about commencing construction in summer 2024, pending approval from the Lake District National Park Planning Department. While we can’t unveil specifics due to the ongoing process, rest assured, we are diligently working towards bringing this project to life.
